Karen has a life estate in the property.

A life estate lasts only for the measuring life, usually the life tenant’s life. When Karen dies, her life estate terminates automatically. The future interest holder, called the remainderman, then becomes entitled to possession or ownership according to the instrument that created the life estate. The property does not automatically pass to Karen’s spouse or heirs unless they are specifically named as the remaindermen.
